Its larger footprint means it reshapes a block when it lands, so it rewards planning the surrounding streets before construction rather than after.
Gameplay
The value of Domus is in the Happiness and Population it returns to the city; route that output toward the districts that are starved of it rather than the ones already satisfied.
You get the most from Domus when shops, civic services, and a leisure venue all fall inside walking distance — happy residents are productive residents.
